The Northern Segment of Roswell’s Downtown Development Plan begins at the intersection of Woodstock Road and Atlanta Street. Its boundary extends east to Frazier Street and south to Norcross Street. The first major project to be developed under the new form-based code is slated to begin construction this year.
- With a new 320-unit luxury midrise apartment community, Canton Street Walk, planned to break ground late 2013 on Forrest Street, the Northern Segment has already begun a remarkable transformation. Canton Street Walk will offer residents a new housing option with unparalleled amenities and within walking distance to City Hall, Canton Street and Atlanta Street’s growing restaurant and retail district.
- Located within the Northern Segment on Green Street is a nursing and rehabilitation center. The Downtown Development Plan suggests a possible future opportunity to leverage from the existing structure by redeveloping it and some of the surrounding underperforming properties to provide an improved senior housing option, with a targeted amenity base. Retail providers (often found inside of senior housing complexes) could be positioned facing the street to serve Roswell’s wider senior population
- Located within the Northern Segment along Atlanta Street is a vacant parcel which was previously home to the “Southern Skillet,” Roswell’s long-time favorite breakfast destination. With the plan on the page you can see that the site suggests a way to accomodate a larger retailer, while meeting the requirements of the form based code. Once redeveloped, this underutilized parcel would be an exceptional location for a larger retailer as it provides frontage along Atlanta Street with incomparable visibility and both pedestrian and vehicular access.
- In addition, the potential for a relocation of a major grocer to Roswell’s Downtown District could serve as a catalytic development, igniting redevelopment of office, live-work and residential properties south of the possible grocer location. This larger site is just one of the potential locations for a grocer to serve the ever expanding residential population. Redevelopment properties in the Northern Segment will be favorably located across from the pedestrian park to be developed on the north side of Historic Smith Plantation. This park would provide a shady gathering space for neighbors and city pedestrians while offering a nice vista of one of Roswell’s treasures.
